EVENT:

Major Project Proposal: Sydney International Convention, Exhibition and Entertainment Precinct

There are currently three applications and modifications for this major project.

1. Modification request to the Stage 1 Concept Approval for The Haymarket (Darling Square) including:

- increase the total maximum gross floor area (GFA) for the development by 11,124m2 (from 199,811m2 to 210,935m2) including an increase to the non-residential GFA by 4,443m2 (from 52,120m2 to 56,563m2) and an increase to the residential GFA by 6,681m2 (from 147,691m2 to 154,372m2);
- adjustments and increase to the maximum height of the north plot building envelope; 
- adjustment to the alignment of Little Hay Street and resulting adjustment to the North East Plot and South East Plot parameter plans; and 
- amendments to the Darling Square Design Guidelines.

 2. Mixed use residential development within the South East Plot comprising:

- staged construction of three residential buildings above a five to six storey mixed use podium, ranging between nine and 29 storeys in height (including the podium);
- use of the buildings for retail uses, above ground car parking, 391 residential apartments and communal facilities;
- public domain improvements, landscaping to the podium roof level, tree removal and planting; and
- remediation and extension and augmentation of infrastructure, as required.

3. Mixed use community and retail building and publicly accessible square within the North Plot comprising: 

- construction and use of a six storey building (known as The Darling Exchange) comprising retail and community uses; 
- fit out of the ground and mezzanine levels to provide a market hall and food and beverage offering, and fit out of the level 5 restaurant and bar; 
- construction and embellishment of a new publicly accessible square (The Square) with space for markets, outdoor events and recreation and a timber canopy along the western edge of The Square including two kiosk-style retail pods; 
- construction of a pedestrian laneway (Little Hay Street) between the North-East and South-East plot; 
- outdoor events within The Square including weekly weekend markets, and periodic medium and large scale events throughout the year; 
- completion of general interface works to connect the new public domain with existing public domain; 
- signage zones; and
- remediation and extension and augmentation of infrastructure, as required.
